Welcome to Old West Ranch! We’ve created a one-of-a-kind rural community where you can build your dream home with a ranch estate lifestyle—or enjoy an affordable multigenerational living experience that’s rarely available elsewhere. We are dedicated to helping you with the process. To help you get started, we’ve answered some of the most common questions below.

Is there financing available?

Yes. Listed below is a mortgage lender who offers financing for land, construction and land/home packages. Buyers should pick any lender they deem best for themselves. Generally speaking, 75% to 80% financing is available with favorable terms.

Do I have to build within a certain period of time after buying the land parcel?

No. There are no time restrictions. Once you start building, the Covenants ask that you complete that process within one year.

Do I have to use a certain builder?

No. You may use any builder you choose. However, we have identified some Preferred Builders for your consideration. We suggest you contact them and see all of the plans, services and options they offer, so you can choose the builder that best suits you and who you feel comfortable with. We have no affiliation or ownership interests with these builders.

What can I do and cannot do in the community?

We have thoughtful and reasonable covenants that were designed for an enjoyable rural living experience. They protect the quality of the community, values, optics and an overall quality living environment. The spirit of the covenants is: Be a good neighbor and enjoy good neighbors! We rarely hear a negative comment about any of the covenants. A full set of covenants may be found on our website on the Community Documents page.

Is there a HOA?

No. There is no Home Owners Association. The Developer intentionally did not form a property owners association to maintain the common areas and trails, as sometimes HOAs are managed and/or influenced by people who do not live in the community but dictate and impose things that the owners do not want or would handle differently. The Developer believes that owners buying and living in Old West Ranch will be folks who share the desire to live on large parcels and enjoy the rural lifestyle. The Covenants were designed with aspects and provisions to set and maintain high standards of a quality rural ranch community and lifestyle. These Covenants were designed with the following statement at their core: Be a good neighbor and enjoy good neighbors. The Developer believes that the owners can get together and work out the best way to handle these items and obligations. The Developer has provided mechanisms for cost-sharing arrangements in the Covenants. Good Neighbors Make Good Friends!

Do I need to own horses to be a part of Old West Ranch?

No. Although Old West Ranch is an equestrian-themed community with remarkable characteristics unique to equine usage, owners within the ranch do not have to have or keep horses. In fact, in the other communities we’ve developed, many of the owners do not have or keep horses, but most enjoy the optics of watching others ride and enjoying this aspect of the Ranch Lifestyle.

Can we build more than one house on the Parcel?

Yes! The Covenants allow for up to three residences on a Parcel and up to two guest houses. (Parcel 7 may be slightly less based on Zoning guidelines). This creates a wonderful opportunity for multi-generational living arrangements at affordable prices.

Are mobile or manufactured homes permitted on the Parcels?

No. All residential structures should be site built. There is an Architectural Review Committee that will review the plans to ensure that they conform to the Covenants, which have been thoughtfully considered for a quality rural ranch lifestyle. The Covenants provide details on all of these items.

What is the water source?

The primary source is from a well to be drilled by the land owner (buyer). Two wells were drilled in the community; one on Parcel 12 and one on Parcel 13. Both were successful and productive wells exist on those parcels.  Generally speaking, well costs can run between $25,000 and $50,000 or more depending upon depth and equipment. The Public Report has more information about this and estimates of costs are also available upon request. Many people in this area use a water catchment system from the roof of their homes that go into storage tanks as an alternative and/or supplement for potable water. Other people use water delivered to their property and stored in a storage tank. So, several options for potable water exist and can be used individually or together if desired.

Is there a Public Report for this community and property?

Yes. Please see the Public Report provided in the website under Community Documents. The Broker/Real Estate Agent will provide a copy of it to you as well. You should read this document thoroughly, as it has valuable and salient information about the community, the parcels and the area. Do not sign any contract unless and until you have read the Public Report.
